DoubleDragon’s Hotel101 Global has signed binding agreements for expansion across Egypt, starting with a planned 750-room hotel in Greater Cairo with an estimated project value of EGP 5.465 billion, or USD 102.09 million and PHP 6.44 billion.
The project would take the Filipino hospitality brand into Africa and extend its effort to earn recurring revenue overseas. For travelers, the company promises affordable accommodation near major cultural attractions, although the hotel remains subject to approvals and is targeted for completion in 2029.
Hotel101 Global announced the signing on Oct. 20, 2026. Its countrywide development partner is WNTR Property & Hospitality, an affiliate of IGI Holding.
Hotel101-Cairo West is planned for a 15,984-square-meter site, equivalent to about 1.60 hectares, in Hay Al Ashgar along Ahmed Zewail Road in 6th of October City, Giza. The company describes the site as approximately 10 minutes from the Giza Pyramids and the Grand Egyptian Museum.
Hotel101 expects the property to rank among Cairo’s three largest hotels by room count. That ranking is a company projection for the proposed development.
The release describes Hotel101 as the first major homegrown Filipino brand and business model to be exported to Egypt. It cites an estimated Egyptian population of 118 million and more than 19 million tourists in 2025 as market context.
Egypt’s State Information Service, citing the tourism ministry, reported nearly 19 million visitors in 2025, slightly different from the company’s wording.
The Sheta family has built and led IGI Group since 1942. Its businesses span textiles, fast-moving consumer goods, food and beverage, heavy industry, petroleum, construction, hospitality, and real estate.
The group is also investing in industrial minerals and digital infrastructure.
Its property arm, IGI Developments, has developed integrated residential communities since the mid-1990s. The release credits it with more than 30 years of activity, a land portfolio of up to approximately 2.5 million square meters, and communities housing more than 40,000 residents.
Hotel101 Global Holdings Corp., which trades on Nasdaq under HBNB, is a subsidiary of Philippine-listed DoubleDragon Corporation, whose stock symbol is DD.
The company describes its platform as an asset-light, technology-supported hospitality business built around a standardized condominium-hotel, or condotel, model. Egypt forms part of its plan to take that model into additional international markets.
The proposed hotel’s Ahmed Zewail Road location offers access to El Wahat Road and links to the Cairo Ring Road, according to the company. It also cites access to Sphinx International Airport and the wider Greater Cairo road network.
Hotel101 describes West Cairo as a growing district with modern infrastructure, improving transport links, and residential, commercial, and tourism developments. It expects the location to serve domestic and international travelers visiting the pyramids, museum, and surrounding communities.
The hotel is expected to offer what the company describes as four-star amenities at affordable prices, including a ballroom, meeting spaces, and a conference center for business events.
Other planned facilities include modern rooms, 24-hour reception, all-day dining, swimming pools, a full-size gym, a business center, a children’s playground, parking, and luggage storage.
The development remains subject to customary governmental, regulatory, corporate, and other approvals.
DoubleDragon links the Egypt agreement to its combination of Philippine property assets and an exportable hotel business model. Its domestic portfolio includes provincial community malls, industrial warehouses, offices, and hotels.
Hotel101 Global’s long-term vision is 1 million uniform rooms in 100 countries, mainly through licensing its HBNB business model to generate recurring revenue.
The company said its 518-room Hotel101-Manila and 606-room Hotel101-Fort continue to operate at very high occupancy levels. It did not provide occupancy percentages for those properties in the release.
The 680-room Hotel101-Madrid opened in March 2026 as the brand’s first operating property outside the Philippines and began generating recurring hotel revenue that month.
Hotel101 reported a record single day at 100% occupancy in Madrid, with revenue exceeding EUR 100,000. The release did not identify the date of that performance.
The company views the result as evidence of demand and potential for substantial annual recurring revenue. A single day’s performance, however, does not establish a full-year revenue level.
The 482-room Hotel101-Niseko in Hokkaido, Japan, is scheduled to open in December 2026 and generate recurring revenue in Japanese yen.
Hotel101 expects 2026 to deliver its largest number of room openings in a single year, totaling 2,229 additional rooms across four properties.

DoubleDragon expects 2026 to bring a high volume of recurring revenue from community mall, industrial warehouse, and office leasing, as well as hospitality operations in the Philippines and overseas.
The company also expects Hotel101’s expansion eventually to become a major source of U.S. dollar inflows into the Philippine economy. The release provides no quantified forecast for those inflows.
DoubleDragon describes its subsidiary’s 2025 Nasdaq listing as a first for a Filipino company and Hotel101’s 2026 overseas opening as a first for a Filipino hotel-chain brand. These are company claims.
DoubleDragon reported total assets of PHP 246.04 billion, without specifying the reporting date in the release.
The company said it aims to build Hotel101 into a global brand operating across multiple jurisdictions and to bring recognition to Filipino enterprise.
