BACOLOD CITY — A new chapter in the expansion of the northern part of this highly urbanized city began Friday, May 8, as PHINMA Properties formally broke ground for Maayo Terraces, a mid-rise condominium development inside the 21-hectare Saludad Township in Barangay Bata.
More than a housing project, developers and city officials described the development as part of a broader push to transform Bacolod North into a thriving urban district where residential, commercial, and lifestyle spaces converge.
Saludad is PHINMA Properties’ first township development, a PHP 12 billion mixed-use project co-created with JEPP Real Estate Co. and designed to integrate residential, commercial, hospitality, educational, and open spaces.
The Dahlia Tower will be the first tower built at Maayo Terraces, which is designed as an 11-building mid-rise residential community with 2,922 units and more than 60% open space.
Raphael Felix, president and chief executive officer of PHINMA Properties Corp., said the project reflects the company’s long-term confidence in the city’s growth potential.
“Bacolod North feels exciting because there’s a direction of growth and potential. You can sense that this is where the city’s next chapter is beginning to take shape,” Felix said.
Felix emphasized that Maayo Terraces — “maayo” meaning “good” in the local dialect — is designed to offer residents a balanced urban lifestyle within an integrated township environment.
“This is progress people can see. Not a promise for someday. It’s happening now,” he added.
The condominium project is envisioned to provide not only residential units, but also access to open spaces, community-centered amenities, and opportunities tied to the larger Saludad development.
JEPP Real Estate Co. president and JEPP Property Corp. director Pia Dabao said the project introduces a more deliberate approach to condominium living in the city.
“Not just vertical living, but living designed for real day-to-day life, with open spaces, comfort, and a stronger sense of community,” Dabao said.
Mayor Greg Gasataya also welcomed the investment, viewing it as another sign of the city’s growing appeal to major developers.
The city government highlighted the project’s potential to create not only homes but also new opportunities for residents within a master-planned community.
Gasataya, through a message read by Secretary to the Mayor Marty Go, described the groundbreaking as a strong vote of confidence in the city’s future.
“As we lay this foundation, we are also building upon our city’s reputation as a premier destination for sustainable growth and modern living,” the mayor’s message stated.
The city government also reaffirmed its commitment to maintaining an investor-friendly environment and supporting developments that contribute to economic activity, infrastructure growth, and employment opportunities.
“When the private sector succeeds, Bacolod succeeds,” the mayor added.
The Maayo Terraces launch follows PHINMA’s March 4 groundbreaking for TRYP by Wyndham Bacolod, a lifestyle hotel also located within Saludad Township.
