Pag-IBIG Fund has launched the Home Equity Appreciation Loan (Pag-IBIG HEAL) to provide housing loan borrowers with affordable, convenient access to extra funds for home improvements or other family needs.
Pag-IBIG HEAL allows qualified borrowers with existing Pag-IBIG Housing Loans in good standing to access the increased value of their homes.
The program offers additional cash at competitive interest rates and flexible repayment terms to help fund renovations, expansions, or essential expenses without added financial strain.
Pag-IBIG Fund Chief Executive Officer Marilene Acosta said Pag-IBIG HEAL empowers members to maximize their home equity.
“Pag-IBIG HEAL offers our borrowers practical and affordable access to additional cash,” Acosta said.
“As their homes grow in value, Pag-IBIG HEAL lets them tap into this appreciation to make improvements, expansions, or even address other financial needs without causing strain on their finances,” she added.
To qualify, borrowers must have a Pag-IBIG Housing Loan in good standing for at least five years, with on-time payments for the past 12 months.
Applicants must also be active Pag-IBIG Fund members, not older than 65 years at the time of application, and must demonstrate the capacity to repay the new loan.
Loanable amounts under Pag-IBIG HEAL are based on the property’s increased appraised value and the borrower’s ability to pay.
The combined balance of the existing housing loan and the Pag-IBIG HEAL must not exceed 60% of the property’s latest appraised value.
The maximum loanable amount is PHP6 million.
