Megaworld is accelerating its regional office expansion with new developments in Bulacan, Bacolod and Davao that will add more than 51,000 square meters of gross leasable space to its township portfolio.
The new projects are Northwin Global Tower 1 in Northwin Global City at the boundaries of Bocaue and Marilao in Bulacan; No. 5 Upper East Avenue at The Upper East in Bacolod City; and One Republic Plaza at Davao Park District in Davao City.

We are strategically capturing this rising demand for regional office developments within our townships in Bulacan, Bacolod, and Davao. In Bulacan, Megaworld has formally topped off the 11-story Northwin Global Tower 1 inside the 85-hectare Northwin Global City.
The township is positioned as Bulacan’s modern central business district and is expected to benefit from major infrastructure projects, including the New Manila International Airport.
Located along the southbound lane of the North Luzon Expressway, Northwin Global Tower 1 will offer nearly 20,000 square meters of gross leasable area.
Megaworld said the tower was designed with contemporary and sustainable features and is poised to become the first LEED-certified building in that part of Bulacan.
The company said the project is expected to generate thousands of jobs for Bulakeños.
In Bacolod City, Negros Occidental, Megaworld is in the final stages of preparations for No. 5 Upper East Avenue, a four-story office development inside the 34-hectare The Upper East township.
The project is Megaworld’s second office development in the township.
Once completed, No. 5 Upper East Avenue will add almost 9,000 square meters of premium office space to the Bacolod market.
The company said the development is expected to generate about 10,000 new jobs, particularly in the information technology and business process outsourcing sector.
The building is located along the township’s main avenue and across No. 1 Upper East Avenue and The Kingsford.
Megaworld said the office project will feature state-of-the-art facilities and will be registered as a LEED Certified development.
The building will have basement and ground-floor parking.
It will also use sustainability features such as roof gardens, LED lighting in common areas, dual-flush toilets and double-glazed windows for heat insulation and energy efficiency.
In Davao City, Megaworld is building One Republic Plaza, a 16-story office tower inside the 11-hectare Davao Park District township.
The company said Davao has one of the country’s lowest office vacancy rates outside Metro Manila, citing Colliers International.
One Republic Plaza, Megaworld’s second office tower in Davao Park District, will offer about 24,000 square meters of office gross leasable area.
The project is scheduled for completion in 2028.
Megaworld said One Republic Plaza will be registered for Leadership in Energy and Environmental Design certification, making it the company’s first LEED-registered office building in Mindanao.
The tower will feature energy-efficient technologies in its common areas and facilities.
It will also have its own rainwater harvesting and treatment facility for water conservation and reuse.
The building will provide more than 350 basement and ground-level parking spaces, including provisions for electric vehicles.
Megaworld said it remains the Philippines’ largest office developer and landlord, operating almost 90 office towers with more than 1.7 million square meters of office space nationwide.
In 2025, the company’s office leasing revenues reached PHP 14.9 billion, up 11% from contributions from new assets, rental escalations, renewals and continued take-up from business process outsourcing firms and multinational companies within its integrated townships.
CBRE Philippines recently ranked Megaworld as the top office developer in lease transactions for the first quarter in its Start of the Year 2026 Report.
Megaworld recorded 31,800 square meters of office lease transactions from January to March, outperforming other major developers, according to the report.
Megaworld currently serves more than 500 local and multinational companies, including Fortune 500 global firms, in key locations across the Philippines.
These locations include McKinley Hill, McKinley West and Uptown Bonifacio in Taguig City; Eastwood City in Quezon City; Southwoods City in Biñan, Laguna; Iloilo Business Park in Iloilo City; The Upper East in Bacolod; The Mactan Newtown in Lapu-Lapu City, Cebu; and Davao Park District in Davao City.
The company said it aims to further strengthen its leadership in office leasing through future expansions in its townships in Pampanga, Cavite and Iloilo, among others.
