Hotel101 Global Holdings Corp. (Nasdaq: HBNB) said Jan. 20, 2026, it signed definitive binding agreements to develop a Hotel101 property in Melbourne, Australia, marking its latest step in an expansion push that targets operations in 100 countries.
Hotel101 Global described the site as “very prime,” placing the project at No. 540 Flinders Street in Melbourne’s central business district.
In its announcement, the company also identified the address as 540 Flinders Lane, describing the property as being “right in the heart” of Melbourne’s CBD.
Hotel101 said the planned Hotel101-Melbourne project will have approximately 766 rooms, plus meeting spaces and a conference center.
Hotel101 said the 766-room plan would make Hotel101-Melbourne the largest hotel in Melbourne, Victoria, by room count.
Hotel101 said the development is expected to be completed in 2029.
Hotel101 said the project is expected to generate approximately AUD 323.6 million in sales revenue, which it estimated at approximately PHP 12.6 billion.

The company said the Melbourne deal is part of Hotel101 Global’s wider expansion strategy for its standardized “condotel” model, a setup that typically combines condominium-style ownership of individual units with hotel-style operations run by a single operator.
Hotel101 describes itself as “asset-light,” meaning it seeks to grow with less capital tied up in owning properties outright, often relying on partners, joint ventures, or licensing to scale more quickly.
The company also calls itself “prop-tech,” short for property technology, referring to the use of digital systems to manage sales, bookings, and hotel operations across locations.
Hotel101 said the Melbourne property will be located along Flinders Lane, which it described as a prime area known for laneways, street art, boutique shopping, and dining, and near destinations such as Federation Square, Flinders Street Station, the Yarra River, and the Southbank entertainment precinct.
Hotel101 said the site is positioned to serve both leisure and business travelers and to complement existing premium hotel offerings in the CBD.
Hotel101 highlighted “immediate proximity” to Flinders Street and Southern Cross train stations, as well as walking access to Southbank and Melbourne’s free tram zones, which it said can help connect guests to major city landmarks and venues.
The company also pointed to Melbourne’s year-round calendar of major events, citing the Australian Open, the Formula 1 Australian Grand Prix, the Melbourne International Comedy Festival, and the Melbourne Cup Carnival as demand drivers that can lift hotel occupancy.
Hotel101 said Hotel101-Melbourne is expected to offer 4-star amenities at “affordable prices.”
